ACE provides a full range of real estate investment services. If you are considering a real estate investment, we can provide an independent evaluation of the investment for you. Because we have development and operational experience with most real estate asset classes, we are in a unique position to review operational data, test market assumptions, and counsel you in detail about the potential risks and rewards of a particular proposed investment. Having vast transactional experience, we have performed these analyses many times and will provide you with an unbiased view of the proposed acquisition.
How we work for you
Our objective is to test the financial assumptions and results of operations submitted by the seller. To do this, many aspects of the property will be examined. For example, the success of a proposed project depends in large measure on the leasing of the property. The seller's assumptions about absorption, rental rates and other financial lease terms must be challenged. If the property is a new development, these are especially important, as are proposed project costs. If the property already exists, leasing assumptions still have to be questioned, but in a different light. In the latter case, initial lease up velocity is not an issue, but the ability to maintain a suitable occupancy level in current market conditions is important. The costs of retaining or replacing tenants have to be considered, as do costs that will be incurred for capital replacements in the future. Obviously, the age of the property and the terms of existing leases weigh heavily on the costs. These are just a few examples of areas of concern that ACE will consider, evaluate and on which a report will be prepared for you.
We can provide a complete range of due diligence services. Although other professionals may be involved in the process, we will coordinate these services and take the burden from you. In a typical transaction these outside services might include an environmental assessment, survey, appraisal and a study of the property condition. ACE personnel will review leases, seller lease files, reports from the current property manager and prepare an exception report so that you can be satisfied that the property you plan to acquire is what you expect. We also have contacts with a number of commercial lenders and have prepared financing packages for a variety of clients.
Alternatively, we have assisted numerous clients in reviewing the client's current real estate holding to assess whether the disposition of some part or all of a portfolio is a strategic move that should be implemented.
